The ground conditions on this site contain highly shrinkable clay and a significant number of shrubs and trees had to be removed for this new development. Therefore, in order to prevent heave the building was constructed on mini piles over a continuous ground beam with suspended ground floor beam and block construction. The construction format was to use internal steel frame and external loadbearing blockwork construction. The building was constructed as two identical pods linked together with a central box clad with glass panels.
